Project Description

Accurate As-Built Documentation for School Renovation Projects

Educational facilities often undergo renovations to improve classrooms, expand learning environments, modernize infrastructure, and enhance building performance. Before architects and engineers can begin designing these improvements, they need dependable existing conditions documentation. Outdated drawings or incomplete records can create costly surprises during construction, making accurate as-built documentation one of the most valuable investments at the beginning of any renovation project.

Scan Skunks recently completed a comprehensive LiDAR scanning project for a 37,000-square-foot school in Tennessee. The architectural team required a complete understanding of the building's existing conditions, including the interior layout, roof geometry, and surrounding site. Our team completed the terrestrial LiDAR scanning and aerial drone LiDAR survey in a single day, providing the data necessary to produce highly accurate digital deliverables for the renovation process.

The project combined terrestrial laser scanning with aerial LiDAR technology to capture both the building and the surrounding property in exceptional detail. The resulting documentation provides architects with the confidence to move into design without relying on outdated plans or time-consuming field measurements.

Combining Interior and Aerial LiDAR Scanning

Many renovation projects require much more than documenting a building's interior. Exterior grading, sidewalks, parking lots, retaining walls, athletic areas, and other site improvements often influence architectural decisions. For this as-built Tennessee project school project, Scan Skunks captured both the building interior and the surrounding acreage using drone-mounted LiDAR technology.

The terrestrial LiDAR scanners documented classrooms, corridors, administrative offices, common spaces, mechanical rooms, and other interior areas while maintaining survey-grade accuracy. Millions of individual measurement points were collected to generate a complete digital representation of the existing structure.

The aerial LiDAR mission expanded the project's scope by accurately capturing the surrounding campus, including hardscapes, parking areas, sidewalks, access roads, and overall site topography. Drone LiDAR offers significant advantages over traditional surveying because it can efficiently collect high-density elevation data across large areas while reducing field time.

By combining these two technologies into a single project, the architects received one coordinated dataset covering both the building and its surrounding site.

Supporting Architectural Renovation Design

Renovating an occupied or aging school requires accurate information from the earliest stages of planning. Existing conditions influence nearly every design decision, from structural modifications to accessibility improvements and building system upgrades.

The architectural team needed detailed interior measurements to accurately model the existing facility while also requiring a comprehensive roof takeoff for renovation planning. Roof documentation is particularly valuable when evaluating replacement materials, drainage improvements, equipment locations, and future construction logistics.

Rather than relying on manual measurements or incomplete historical drawings, the Scan Skunks point cloud allowed the design team to reference precise dimensions throughout the entire design process.

This level of documentation minimizes uncertainty while improving collaboration between architects, engineers, contractors, and owners.

Creating an Accurate Revit BIM Model

After the fieldwork was completed, Scan Skunks transformed the captured LiDAR data into a highly accurate Building Information Model (BIM).

The resulting 3D Revit Model provides architects with a dependable digital foundation for renovation design. Existing walls, doors, windows, floor elevations, roof geometry, structural components, and other architectural features are accurately represented using the captured laser scan data.

Instead of spending valuable design hours recreating existing conditions, the architectural team can begin planning renovations immediately using a model that reflects the building as it exists today.

A quality BIM model also reduces coordination conflicts throughout construction by giving every consultant access to the same accurate existing conditions.

2D CAD Drawings for Design Teams

While BIM models continue to become the industry standard, many consultants still rely on traditional CAD drawings during various phases of design and construction.

For this project, Scan Skunks produced comprehensive 2D CAD drawings derived directly from the LiDAR point cloud. These drawings provide accurate floor plans and existing conditions that can be incorporated into renovation documents without requiring additional field verification.

Because every drawing originates from the same laser scan dataset, architects can confidently coordinate their work knowing dimensions remain consistent across every deliverable.

Accurate CAD drawings also help reduce requests for information (RFIs), unexpected field changes, and construction delays.

Virtual Tours Improve Collaboration

One of the project's valuable deliverables was a fully interactive virtual tour.

Virtual tours allow architects, engineers, consultants, owners, and contractors to revisit the property from anywhere without returning to the job site. Team members can verify existing conditions, review equipment locations, inspect architectural features, and better understand spatial relationships throughout the facility.

For schools that may remain occupied during portions of the renovation process, reducing repeated site visits can significantly improve efficiency while minimizing disruptions to students and staff.

The virtual tour also becomes a valuable long-term asset for future maintenance, facility management, and additional renovation projects.

Why Schools Benefit from LiDAR Scanning

Educational facilities present unique documentation challenges due to their size, complexity, and continuous use. Multiple building additions over several decades often create inconsistencies between existing drawings and actual field conditions.

LiDAR scanning eliminates much of this uncertainty by capturing the building exactly as it exists. For school renovations, accurate laser scanning helps support classroom additions, HVAC upgrades, accessibility improvements, roof replacements, security enhancements, mechanical renovations, electrical upgrades, and campus planning. The ability to combine terrestrial and aerial LiDAR into one coordinated dataset provides design professionals with a complete understanding of the facility before design work begins.

Deliverables for the Tennessee School Project

For this 37,000-square-foot Tennessee school, Scan Skunks successfully delivered a complete existing conditions documentation package that included a 3D LiDAR scan, 2D CAD drawings, a 3D Revit Model, and an interactive virtual tour. Together, these deliverables provide architects with reliable existing conditions documentation for renovation planning while reducing field verification, improving design accuracy, and streamlining project coordination from concept through construction.
